Here’s our regular roundup of homes bought and sold over the last month to keep you in touch with the realities of Israel’s housing market. The information in this article was gathered through the Israel Tax Authority’s real estate research database, which shows the final prices paid for properties.
The latest available figures show that housing prices have risen by 15.9% over the last year (April/May 2022 compared to April/May 2021), although the number of homes changing hands has slowed down. The highest price rises have been seen across the towns and cities in the central region of the country.
1. On Ahad Ha’am street in one of Tel Aviv‘s key central locations, a two-room apartment sold at the end of June for NIS 5 million ($1,436,781). It measures 69 square meters on the fourth floor of a six-story building containing 18 apartments in total. The building is brand new, having been completed this year. The sale does not include reserved parking.
2. In Bat Yamon Sokolov Street close to the beach, a four-room apartment sold at the beginning of July for NIS 3.6 million ($1,036,269). The penthouse apartment measures 100 square meters and is on the sixth floor of a six-story building, with 63 apartments. There is no reserved parking.
3. On Hashomer Street in Rishon Lezionhalfway between the Azrieli Rishonim Mall and the main Rishon Lezion park, a six-room apartment sold at the end of June for NIS 2.4 million ($698,007). It measures 113 square meters and the building was completed in 2017. The apartment is on the second floor of eight, in a building with 22 apartments. There is an elevator but no reserved parking.
4. On the outskirts of Eilat on Harduf Street, a 1970-built apartment sold in early July for NIS 910,000 ($264,661). It measures 45 square meters and is divided into two rooms. The apartment is on the first floor of four, in a building containing 48 apartments. There is no reserved parking.
5. In the center of Katzrin on Mishol Be’erit Street a ground-floor apartment sold in mid-July for NIS 1,180,000 ($343,186). It measures 98 square meters, with four rooms, and was built in 1988. There is just one other apartment in the building, but there is no yard with the apartment or a parking space.
6. In Acreclose to the shoreline on Ahi Eilat Streeta five-room apartment sold in July for NIS 1,665,000 ($473,145). It measures 120 square meters, divided into five rooms, on the third of nine floors with 34 other apartments in the building, completed in 2021. There is an elevator but no reserved parking.
7. In Ramat Beit Shemesh Aleph on the central street Nahal Lachishan apartment sold for NIS 2,650,000 ($770,716) in early July. It contains six rooms and measures 150 square meters in a building that dates to 1998. The apartment is on the third of four floors with a total of ten apartments in the building. It comes with a reserved parking space and 27 square meters of roof space.
8. In Even Yehuda on a street on the outskirts of the town, an apartment of six rooms sold for NIS 4,500,000 ($1,308,763) in July. It measures 161 square meters on the ground floor of a two-story block with 12 apartments in total that was constructed in 2010. There is a four square meter yard, and parking for two cars.
9. In Mitzpe Ramon, a four-room apartment sold for NIS 850,000 ($244,674). It is in a building built in 1970 on And Akev Street and measures 105 square meters on the third floor of four, with eight apartments in the building in total. There is no reserved parking.
10. In the West Bank settlement of Ma’ale Adumim on Hakeren Street, a four-room apartment sold for NIS 1,667,000 ($484,824) at the beginning of July. It has four rooms, measuring 111 square meters, and was built in 1990. The apartment is on the third floor of three, in a building of 12 apartments. There is an elevator but no parking.
